Raymond E. Chalmé

In addition to being Co-founder of Paradigm, Raymond serves as the Chief Executive Officer and Principal of Broad Street Development, Mr. Chalmé oversees the strategic direction and growth of the company and its investment offerings. He has over 30 years of experience in real estate, finance, and capital markets.

Daniel M. Blanco

In addition to being Co-founder of Paradigm, Daniel serves as the Chief Operating Officer of Broad Street Development, Mr. Blanco oversees the day-to-day operations of the company, including acquisitions, financing, leasing, asset management, and construction. He has more than 30 years of experience in the real estate industry, having worked on projects across various asset classes and markets.

David M. Israni

  • David Israni is responsible for achieving and maintaining high occupancy levels across the Broad Street Development portfolio. His relentless efforts to retain existing tenants and secure new tenants for any available space are witnessed by the high occupancy maintained in the commercial and residential portfolios. His strong relationships with tenants and the brokerage community, combined with his analytical skills, have ensured low vacancy and excellent lease economics.

    Since joining Broad Street Development in 2006, David has brokered deals of nearly 1.5 million square feet and accounting for over $500 million in revenue for the commercial portfolio and has maintained a 99% occupancy across the residential portfolio. In addition, David is an integral part of the due diligence team. David is an active member of YMWREA and REBNY. Previously, David was a promotional leasing broker at Newmark Grubb Knight Frank.

Steven Kramer

  • Steven Kramer serves as Vice President of Finance for Broad Street Development and manages all of the firm's accounting and financial functions.

    Steven joined the BSD team in March 2013, after working for 7 years as the Chief Financial Officer at Madison Equities LLC.

Gayle Kennedy

  • Gayle Kennedy joined Broad Street Development in 2012. She serves as the Director of Leasing, specifically overseeing the commercial property portfolio which currently consists of 370 Lexington Ave and 80 Broad Street. Prior to this role, she served as Property Manager for the Residential Portfolio where she acted as the on-site decision maker in all aspects of leasing, building renovations, and tenant relations for over 400 units, generating a revenue of over $16MM annually. She also assists with the due diligence on new acquisitions, playing an integral role in the purchases of 370 Lexington, 298 and 304 Mulberry Street, and the sale of 210 and 220 East 22nd Street. Prior to joining Broad Street, Gayle spent 6 years in the Marketing and Sales Department at SeaWorld Parks and Entertainment. Her strong customer service background, strategic sales and marketing experience, and people management skills make her a valuable asset to the leasing portfolio. Gayle graduated with a Bachelor of Science from the University of Delaware and obtained her MBA from Holy Family University in Philadelphia, PA.

Ryan Bird

  • Ryan Bird joined Broad Street Development in 2018 and serves as Vice President. He oversees the operations of Commercial Real Estate in Downtown Manhattan. Ryan also assists with the due diligence review on new acquisitions. Prior to Broad Street Development Ryan had a 20+ year career in Hospitality directing the operations at Windham Mountain Resort and previous to that at Sea World Parks and Entertainment. Ryan brings a wealth of knowledge from the Hospitality Industry to Commercial Real Estate with the ever-growing need to properly position commercial assets for future performance and expectations.

  • James Augustoni joined Broad Street Development in December of 2018 as a General Manager. James’ chief responsibility is overseeing day-to-day operations of the 315,000 square foot asset. James also fills the role as Construction Manager which entails coordination of tenant improvements, suite buildouts and capital endeavors such as an elevator modernization and lobby renovation projects. All while staying well-informed on current and upcoming local law mandates enforced by the City. James currently oversees a staff of 20 individuals. In the last 2 ½ years since joining the company, James has overseen the buildout of 85,000 square feet of space for tenants even through the difficult challenges presented by the global pandemic. Before joining Broad Street Development, James as a General Manager at Jones Lang LaSalle from 2015-2018. This was where James first became involved with the management of the property located at 370 Lexington Avenue. As the general manager of this 27-story office building with 100+ tenants located in midtown Manhattan, James was responsible for the day-to-day operations and was therefore heavily involved in interactions with the tenants as well as building staff. In addition to his role in operations, James was also tasked with overseeing the financial reporting to the owners. James got his first experience in commercial real estate over 11 years ago when he joined Sherwood Equities, Inc. as a Property Accountant. As a property accountant he was responsible for all aspects of financial reporting which included AR, AP, month and year-end closings, budgeting and forecasting. He was also responsible for tax commissions and RPIE filings with the City. James Augustoni graduated in 2004 with a bachelor’s degree in accounting.

  • Elliot joined Broad Street Development in 2020 and manages BSD's Marketing for commercial and residential properties across NYC. He currently serves as a Property Manager and Residential Leasing Agent overseeing four luxury buildings in the SoHo/NoHo neighborhood.

    Prior to his current role, Elliot worked as a New Development Construction Associate, where he successfully managed the day-to-day operations of completing 40 Bleecker, a luxury condominium development in NoHo.

    Elliot holds a BSBA in Marketing from Drexel University, LeBow College of Business, with a minor in Real Estate Management and Development. He is currently enrolled in NYU's Schack Institute of Real Estate, where he is obtaining his Master's Degree in Real Estate Finance and Investment.

Elliot Chalmé

  • Janet joined Broad Street in 2018 and serves as Controller. She graduated from SUNY Binghamton and has been working in commercial real estate for over 20 years. She has worked at SL Green, Lexington Realty Trust, Olnick Organization, and more. She is self-motivated, and has a great sense of ownership of what she does. "I feel Broad Street Development is very social & dynamic! The company has provided me a great deal of autonomy in how the accounting department should be operated, and therefore I get to wear many different hats". Janet loves doing a variety of different sports and enjoys the outdoors with her children on the weekends.

Matt Osborne

  • Matthew joined Broad Street Development in 2019 and is responsible for acquisitions, asset management and leasing. Previously, he worked at LaGuardia Gateway Partners on the redevelopment of Terminal B at LaGuardia Airport, and Altitude Realty Group, a boutique commercial real estate consultant. Matthew received his Bachelor of Science in Management from Indiana University Bloomington in 2013 and his Master of Science in Real Estate from Baruch College, Zicklin School of Business in 2017.
